Introduce Ordinance 1334, a Municipal Code Text Amendment (MCTA) 25-07, amending Title 18-Zoning, Chapter 18.528 Specific Plan No. 17 to remove the definition of sales floor and the limitation of 1,000 square-foot sales floor area for convenience stores, when accessory to a gasoline or service station, and amend Title 18-Zoning, Chapter 18.156 Vehicle Parking and Storage to allow each gasoline pump to be counted as ½ parking space when associated with a snack shop or convenience store market, and Adopt Resolution 2026-16, Approving Precise Plan (PP) 25-01, Conditional Use Permit (CUP) 25-03, and Development Plan Review (DPR) 25-17; applications for the interior expansion of the existing sales floor area and minor exterior remodel of the Via Verde 76 Gas Station convenience store located at 1790 S. San Dimas Avenue within Specific Plan No. 17, Area 1 (SP-17) and the Scenic Highway Overlay (SHO). The existing footprint of the building will remain the same (APN: 8396-017-025). This item is Categorically Exempt under the California Environmental Quality Act, Title 14, Section 6, Chapter 3, Article 19, Section 15301. RECOMMENDATION: Staff and the Planning Commission recommend that the City Council: Read by title and introduce Ordinance 1334 (Attachment 1) Adopt Resolution 2026-16 approving Precise Plan 25-01, Conditional Use Permit 25-03 & Development Plan Review 25-17, and find the project categorically exempt under the California Environmental Quality Act, Title 14, Section 6, Chapter 3, Article 19, Section 15301, as set forth in Attachment 2 .
