Tentative Parcel Map 25-02 (TPM 84866), Development Plan Review 25-18 & Tree Permit 24-14; Discussion and Consideration of a request to approve the subdivision of one (1) existing 17,274 square-foot lot into two (2) lots for the development of a new 1,946 square-foot two-story single-family residence with an attached 490 square-foot two-car garage and a 1,000 square-foot detached ADU on each lot. The existing single-family residence will be demolished and one (1) Pine tree will be removed at 1356 W. RECOMMENDATION: Staff recommends the Planning Commission: Adopt Resolution PC-1703 (Attachment 1), recommending approval to the City Council of Tentative Parcel Map 25-02 (TPM 84866), Development Plan Review 25-18, and Tree Permit 25-14. Staff is not providing a recommendation on the Applicant’s request for a waiver from the Code requirement to underground existing off-site utilities; however, the report includes discussion on the matter to assist the Planning Commission on its determination.
