PZC recommends rezoning for Bauer Road duplexes and approves mural appeal for Block 59
At its March 4, 2026 meeting the Naperville Planning and Zoning Commission recommended approval of DEV-0162-2025 to rezone 27W240 & 27W280 Bauer Road to the TU Transitional Use District upon annexation and granted a variance permitting 45% rear yard coverage (in lieu of 25%). The Commission also supported a petitioner appeal to the Citywide Building Design Guidelines to permit murals at two locations in Block 59 and Westridge Court. Commissioners requested an Annexation Agreement provision to ensure substantial compliance with proposed building renderings, asked staff for a future memo on traffic study practices and county participation, and sought more detail on mural maintenance and an educational component. The Commission approved the February 18, 2026 minutes and adjourned at 8:13 p.m.
